Zoom Town RV Park Terms & Conditions


Welcome to Zoom Town RV Park. Our goal is to provide a safe, peaceful, comfortable, and respectful long-term RV community where residents can enjoy a relaxing living environment close to nature.


These Terms & Conditions apply to residents, occupants, visitors, pets, and guests using the park. They are intended to summarize important park rules and policies. Each resident must also review and sign the applicable rental agreement. If any part of these Terms & Conditions conflicts with a signed rental agreement or applicable Oregon law, the signed rental agreement and applicable law will control.


Long-Term RV Living


Zoom Town RV Park is designed primarily for long-term RV living. Available rental options may include:


  • Month-to-month rental agreements
  • Six-month rental agreements
  • Twelve-month rental agreements


Base rent varies depending on the RV space. Discounts may be available based on the selected lease term:


  • Month-to-month agreement: no monthly rent discount
  • Six-month lease: $50 monthly rent discount
  • Twelve-month lease: $75 monthly rent discount


Optional high-speed Spectrum Wi-Fi internet is available for $35 per month. A $10 monthly internet discount may be available with a six-month or twelve-month lease.

The exact rent, discounts, fees, and utility charges applicable to each resident will be listed in the signed rental agreement.


Included Services and Additional Charges


Monthly rent generally includes:

  • Water
  • Sewer
  • Garbage service
  • One RV
  • One vehicle
  • Up to two adults
  • One child
  • One approved pet


Electricity is billed separately based on the resident’s individual site usage. A $15 monthly meter-reading and billing fee may apply as listed in the rental agreement.

Additional monthly charges may apply for approved extra occupants, children, vehicles, storage, or other requested services. Any additional recurring charges or credits will be listed in writing.


Deposits and Payments


A refundable security deposit is required before move-in:


  • $350 for smaller travel trailers
  • $450 for fifth wheels, motorhomes, and larger travel trailers


The security deposit may be applied to lawful charges, including unpaid rent, properly billed utilities, permitted fees, damage beyond ordinary wear and tear, cleanup costs, and lawful abandoned-property expenses.


Rent is due on the first day of each month. Late fees and returned-payment fees will be assessed as stated in the signed rental agreement and as permitted by applicable law.


Applications and Occupancy Approval


All adult residents must complete an application and receive approval before moving into the park.


A background-check fee of up to $35 may be charged at management’s discretion.


Any adult guest staying longer than seven days must complete an application and receive management approval.


Subleasing, assignment, or allowing an unapproved occupant to reside at the space is prohibited unless management provides written approval.


RV Standards and Maintenance


RVs must generally be 20 years old or newer. Exceptions may be approved on a case-by-case basis after management reviews current photographs and the overall condition of the RV.


RVs must be kept clean, safe, operable, and in good working order.

Owners of fifth wheels and travel trailers must have access to a tow vehicle capable of relocating the RV when reasonably required.


Residents are responsible for maintaining their RV, hoses, cords, steps, skirting, connections, and approved outdoor items in a safe and orderly condition.


Quiet Hours and Respectful Conduct


Quiet hours are from 10:00 p.m. to 8:00 a.m.


Please respect neighboring residents at all times. Loud music, excessive noise, disruptive gatherings, threatening behavior, harassment, and repeated disturbances are prohibited.


Public intoxication, disruptive behavior related to alcohol or drug use, and the possession or use of illegal substances are prohibited.


Speed Limit, Roads, and Parking


The speed limit throughout the park and at the park entrance is 5 MPH.


Roads and travel lanes must remain clear for emergency access.


Parking is allowed only in approved areas. Each site generally includes parking for one vehicle. Additional vehicles require management approval and may be subject to an additional monthly fee.


Vehicle washing, oil changes, major repairs, and mechanical work are prohibited unless management gives prior written approval.


Visitors


Visitors are welcome, but residents are responsible for the conduct of their guests.


Management approval is required for gatherings involving more than three visitors.


Visitors may not create disturbances, block roads, park in unauthorized areas, or violate park rules.


Pet Rules


Pets must be approved by management before entering the park.


Pets must be kept under control on a handheld leash whenever they are outside the RV, except while properly supervised inside a designated fenced dog area.


Pets may not:


  • Roam freely
  • Be left unattended outdoors
  • Create excessive noise
  • Threaten residents, visitors, staff, or other animals
  • Damage park property
  • Create unsanitary conditions


Pet owners must immediately pick up and properly dispose of pet waste.


Pet food dishes may not be left outdoors because they can attract wildlife.


Pet owners are fully responsible for injuries, damages, cleanup, and disturbances caused by their pets.


Management may require additional reasonable safety measures when a pet has shown aggressive, dangerous, or threatening behavior. These measures may include:


  • A properly fitted muzzle
  • Additional restraint measures
  • Proof of pet-liability insurance
  • Removal of the pet from common areas
  • Removal of the pet from the park when permitted by law


Residents using the dog park must remain present and supervise their pets at all times. 


Residents must immediately remove pet waste and prevent aggressive behavior, excessive barking, digging, or damage.


Nothing in this policy limits a resident’s right to request a reasonable accommodation for a qualifying assistance animal as required by applicable law.


Utilities and Septic-System Rules


All water and sewer connections must be completely sealed, properly connected, and leak-free.


Residents must report leaks, electrical concerns, sewer issues, water problems, or utility damage to management immediately.


Residents are responsible for damage caused by improper connections, leaks, excessive utility use, failure to winterize, frozen pipes, heater misuse, or negligent operation of RV equipment.


Do not flush any of the following items into the septic system:


  • Wipes of any kind, including products labeled “flushable”
  • Paper towels
  • Feminine hygiene products
  • Sanitary products
  • Q-tips
  • Grease
  • Chemicals
  • Harsh cleaners
  • Bleach
  • Any item other than RV-safe toilet paper and normal wastewater


Residents must use septic-safe laundry products and cleaning products.


Trash, Outdoor Storage, and Site Appearance


Trash must be placed inside the designated dumpster.


Trash may not be left beside the dumpster or stored around an RV space.


Outdoor storage, excessive clutter, tents, clotheslines, appliances, furniture, building 

materials, vehicle parts, and other items are prohibited unless specifically approved by management.


Each RV space must remain clean, safe, and reasonably presentable.


Smoking


Smoking is allowed only within the resident’s designated RV space.


Smoking is prohibited in shared areas, roads, laundry facilities, restroom facilities, and other common areas.


Cigarette butts must be disposed of properly and may not be left on the ground.


Firearms


Open carry of firearms is prohibited in shared areas of the park.


Residents and visitors must comply with all applicable laws and may not handle, display, or use firearms in a threatening, reckless, or disruptive manner.


Laundry-Room Rules


The laundry facility is for resident use only unless management approves otherwise.

Residents must:


  • Remove laundry promptly when machines finish
  • Keep the room clean
  • Clean lint traps after use
  • Dispose of trash properly
  • Report equipment problems to management
  • Use septic-safe detergent and cleaning products
  • Do not overfill washing machines - they will shut off if you do.
  • Leave washing machines lids open after use.


Do not use bleach, harsh chemicals, excessive detergent, or products that may damage the septic system.


Children must be supervised by an adult while inside the laundry facility.


Do not leave personal belongings unattended for extended periods.


Video and Audio Surveillance


For the safety and security of residents, guests, staff, and park property, Zoom Town RV Park uses Ring video and audio surveillance systems in public and shared areas.

Surveillance may be used for lawful purposes, including:


  • Protecting park property
  • Promoting resident safety
  • Investigating incidents
  • Documenting rule violations
  • Responding to lawful requests from authorities


Surveillance is not conducted inside private RV interiors, restrooms, showers, or other areas where a person would reasonably expect privacy.


Emergency Access and RV Relocation


In a genuine emergency involving safety, fire risk, evacuation orders, utility failure, property protection, or similar urgent circumstances, management may take reasonable steps to enter the space or arrange relocation of an RV as permitted by applicable law.


Residents are responsible for keeping current contact information on file and maintaining the ability to relocate their RV when reasonably required.


Insurance


Residents must maintain RV liability insurance and personal-property coverage for their RV and belongings.


Proof of insurance identifying the RV and resident must be provided upon request.


Residents are responsible for insuring their RV, vehicles, personal property, and other belongings against risks such as theft, vandalism, falling trees, weather events, fire, and other losses.


Move-Out Notice


Residents must provide at least 30 days’ written notice before a planned move-out unless a different notice period is required by the signed rental agreement or applicable law.


Routine communications may be sent by email or text. Legal notices must be delivered in a manner permitted by Oregon law. Email or text does not automatically replace a legally required delivery method unless the parties have entered into a legally compliant electronic-notice agreement.


A move-out notice does not release a resident from obligations under a fixed-term lease unless management accepts an earlier surrender in writing or applicable law provides otherwise.


Move-Out Requirements


Before moving out, residents must:


  • Remove the RV and all vehicles
  • Remove hoses, cords, skirting, steps, blocks, decks, storage containers, furniture, pet items, and personal property unless management approves an exception in writing
  • Safely disconnect sewer, water, and electricity
  • Remove all trash, cigarette butts, pet waste, and debris
  • Clean spills and repair resident-caused damage
  • Remove unauthorized landscaping, structures, or outdoor storage
  • Return any park-owned keys, access devices, or other items
  • Provide a forwarding mailing address
  • Schedule a final meter reading and move-out inspection when requested


Water and sewer connections must be disconnected safely and left leak-free.


Temporary improvements and accessory structures must be removed when requested by management, and any damage caused by installation or removal must be repaired.


The space must be left ready for immediate reuse, excluding ordinary wear and tear.


Deposit Return


After the tenancy ends and possession is returned, management will document the site condition and complete a final utility-meter reading.


Management may deduct lawful charges from the security deposit, including:


  • Unpaid rent
  • Properly billed utilities
  • Permitted fees
  • Damage beyond ordinary wear and tear
  • Reasonable cleanup costs
  • Lawful abandoned-property expenses

Management will provide a written itemized accounting and return any remaining security-deposit balance within 31 days after the tenancy ends and possession is returned, as required by applicable law.


Abandoned Property and Towing


Residents must remove all RVs, vehicles, and personal property when the tenancy ends.

Any abandoned RV, vehicle, or personal property will be handled in accordance with applicable Oregon law.


Management may arrange towing or removal only as permitted by law. Residents are responsible for lawful towing, storage, cleanup, and removal charges caused by abandoned property or unauthorized vehicles.


Safety, Natural Conditions, and Personal Responsibility


Zoom Town RV Park is located in a rural natural setting. Residents and guests may encounter uneven ground, wildlife, storms, falling branches, wildfire risk, and other natural conditions.


Residents and guests are expected to use reasonable care, supervise children and pets, follow safety instructions, and maintain appropriate personal insurance.


Residents are responsible for damage caused by themselves, their occupants, their guests, and their pets.


Nothing in these Terms & Conditions waives legal rights or responsibilities that cannot lawfully be waived.


Rule Violations and Enforcement


Residents, occupants, visitors, and guests must comply with these Terms & Conditions and the signed rental agreement.


Violations may result in written warnings, charges when permitted, required corrective action, termination of tenancy, or other lawful remedies.


Any termination of tenancy, towing, removal of property, or eviction will occur only as permitted by applicable Oregon law.


Updates to Park Rules


Management may adopt or revise reasonable written park rules related to health, safety, property protection, utility use, shared facilities, and the peaceful enjoyment of the park.


Material changes affecting a resident’s obligations will take effect only as permitted by applicable law.


Website Use Terms


By using this website, you agree to use it only for lawful purposes.

You may not:


  • Attempt to damage or disrupt the website
  • Misuse park forms or online resources
  • Reproduce, duplicate, or redistribute website content without permission
  • Submit false or misleading information
  • Interfere with another person’s use of the website


 

Zoom Town RV Park Liability Waiver & Terms of Stay


Zoom Town RV Park is committed to providing a safe, peaceful, and enjoyable long-term living environment. Residents, occupants, visitors, and guests are expected to use reasonable care, follow all park rules, maintain appropriate insurance, and take responsibility for their own conduct.


Nothing in this section waives any legal right or responsibility that cannot lawfully be waived under applicable Oregon law.


1. Personal Responsibility and Assumption of Risk


Zoom Town RV Park is located in a rural natural environment. Residents and guests acknowledge that RV park living may involve ordinary risks, including:


  • Uneven ground
  • Gravel roads and walkways
  • Slippery surfaces
  • Falling branches
  • Wildlife encounters
  • Weather events
  • Wildfire risk
  • Utility interruptions
  • Natural terrain
  • Recreational activities
  • Use of shared facilities and common areas


Residents and guests are responsible for using reasonable care, supervising children and pets, following posted rules, and taking appropriate precautions for their own safety.


2. RVs, Vehicles, and Personal Property


Residents are responsible for protecting and insuring their RVs, vehicles, trailers, outdoor items, and personal belongings.


Zoom Town RV Park is not responsible for loss or damage caused by events outside the park’s reasonable control, including:


  • Theft
  • Vandalism
  • Falling trees or branches
  • Wildlife
  • Storms
  • Smoke
  • Wildfire
  • Flooding
  • Power outages
  • Utility interruptions
  • Freezing temperatures
  • Other natural events or emergencies


Residents must promptly report hazardous conditions or damage to management.


3. Fire, Wildfire, and Natural Disasters


Residents acknowledge that the park is located in a rural area where wildfire, smoke, severe weather, power outages, and emergency evacuations may occur.

Residents are responsible for:


  • Maintaining an emergency plan
  • Keeping current contact information on file
  • Following evacuation instructions
  • Maintaining the ability to relocate their RV when reasonably required
  • Keeping roads, access areas, and fire lanes clear
  • Maintaining appropriate insurance coverage


Management may take reasonable emergency actions to protect residents, guests, staff, utilities, and park property as permitted by applicable law.


4. Injuries and Accidents


Residents and guests are expected to use reasonable caution while walking, driving, using shared facilities, and participating in recreational activities.


Residents are responsible for promptly reporting unsafe conditions to management.

Zoom Town RV Park does not assume responsibility for injuries caused by a resident’s or guest’s own negligence, misuse of facilities, failure to follow park rules, or failure to use reasonable care.


5. Pets and Animals


Pet owners are fully responsible for the conduct of their pets and for any injury, damage, disturbance, or cleanup caused by their animals.


Pet owners must comply with all park pet rules, including leash requirements, waste cleanup, supervision requirements, and any reasonable safety measures required by management.


Management may require additional restraint measures, a muzzle, proof of pet-liability insurance, or removal of an animal that has shown aggressive, dangerous, or threatening behavior, as permitted by applicable law.


Nothing in this policy limits a resident’s right to request a reasonable accommodation for a qualifying assistance animal.


6. Recreational Areas and Amenities


Residents and guests use recreational areas, walking areas, outdoor spaces, shared facilities, and amenities at their own risk and must exercise reasonable care.


Children must be properly supervised.


Residents and guests must follow posted rules and management instructions when using park amenities.


7. Resident, Occupant, and Guest Responsibility


Residents are responsible for the conduct of:


  • Their occupants
  • Their children
  • Their visitors
  • Their guests
  • Their pets


Residents are responsible for damage to park property, utility systems, shared facilities, neighboring property, or another person’s belongings when caused by the resident, an occupant, a guest, a visitor, or a pet.


8. Courtesy Assistance Disclaimer


Management or park staff may occasionally provide voluntary courtesy assistance, such as:


  • Helping move minor items
  • Assisting with equipment
  • Providing limited vehicle assistance
  • Helping identify maintenance concerns
  • Offering other minor favors


Any assistance is voluntary and does not create an ongoing duty or obligation.

Residents remain responsible for their RVs, vehicles, equipment, personal property, and safety. Residents should hire a qualified professional when work requires specialized knowledge, licensing, or equipment.


9. Utility Connections and Equipment


Residents are responsible for properly installing, maintaining, winterizing, and monitoring their RV utility connections and equipment.


Residents are responsible for damage caused by:


  • Improper sewer connections
  • Improper water connections
  • Leaks
  • Frozen pipes
  • Excessive water use
  • Unsafe electrical connections
  • Heater misuse
  • Failure to winterize
  • Negligent operation of RV equipment


Residents must immediately report leaks, electrical concerns, sewer issues, and other utility problems to management.


10. Insurance Requirement


Residents must maintain appropriate RV liability insurance and personal-property coverage.


Proof of insurance identifying the resident and RV must be provided upon request.

Residents are encouraged to confirm that their policy provides appropriate coverage for:


  • RV damage
  • Vehicle damage
  • Personal property
  • Pet liability
  • Theft
  • Vandalism
  • Falling trees
  • Weather events
  • Wildfire
  • Liability claims


11. Force Majeure and Events Outside the Park’s Control


Zoom Town RV Park is not responsible for delays, service interruptions, or the inability to perform obligations when caused by circumstances outside the park’s reasonable control, including:


  • Natural disasters
  • Wildfires
  • Smoke
  • Storms
  • Flooding
  • Utility interruptions
  • Government restrictions
  • Emergency orders
  • Pandemics
  • Labor disruptions
  • Supply shortages
  • Other similar events


This provision does not waive any right or responsibility that cannot lawfully be waived.


12. Rule Violations and Lawful Enforcement


Residents, occupants, visitors, and guests must comply with the signed rental agreement and all applicable park rules.


Violations may result in:


  • Written warnings
  • Required corrective action
  • Lawfully permitted charges
  • Termination of tenancy
  • Removal of unauthorized property
  • Towing or other lawful remedies


Any termination, eviction, towing, or removal of property will occur only as permitted by applicable Oregon law.


13. No Waiver of Non-Waivable Rights


Nothing in these Terms & Conditions:


  • Waives rights or remedies provided by applicable Oregon law
  • Releases any party from liability that cannot lawfully be released
  • Requires a resident to indemnify the park for the park’s own negligence or willful misconduct
  • Authorizes self-help eviction
  • Replaces legally required notices or procedures


If any provision is found to be unenforceable, the remaining provisions will continue to apply to the extent permitted by law.
