Zoomtown RV Park Terms and Conditions
Welcome to Zoomtown RV Park. We are delighted to have you as our guest. To ensure the safety, comfort, and enjoyment of all guests, please carefully review the following rules, regulations, and policies.
General Rules and Regulations
Check-Out Time
- Check-out time is 12:00 PM (Noon). If you wish to extend your stay, please re-register by 11:00 AM. Guests must vacate or relocate to an available site if their current site is reserved by another guest.
Quiet Hours
- Quiet hours are observed between 10:00 PM and 8:00 AM. Please be considerate of your neighbors and refrain from playing loud music at any time.
Speed Limit
- A strict 5 MPH speed limit applies throughout the park and at the park entrance for the safety of all guests.
Parking
- Parking is allowed in designated areas only. Streets must remain clear as they serve as fire lanes. Each site permits one vehicle per space; additional vehicles must park in designated guest parking areas.
Pets
- Pets must be on a handheld leash when outside your RV and cannot be left unattended or cause disturbances.
- Pet food dishes are not permitted outside as they attract wildlife.
- Aggressive pets are prohibited, including (but not limited to) the following breeds: Pit Bull Terrier, Staffordshire Terrier, Bull Terrier, American Bulldog, Doberman Pinscher, Rottweiler, and Chow.
Pet Areas
- Pet owners are responsible for cleaning up after their pets immediately. Failure to comply may result in removal from the park.
- Pet owners are liable for any damages caused by their pets.
Utilities
- All sewer & water lines must be completely sealed and leak-free.
- Please handle electrical plugs with care. Ensure the electrical breaker is off when connecting or disconnecting your RV power cord.
- Report any issues with utilities to management immediately.
- DO NOT FLUSH any sanitary products, wipes, paper towels, or Q-tips. (This includes so-called “flushable” items.)
Prohibition of Harsh Chemicals in Drains
To ensure the proper functioning and longevity of our septic system, we kindly request that all guests avoid disposing of harsh chemicals down any drains, including but not limited to:
- Bleach
- Ammonia
- Paint thinners
- Solvents
- Pesticides
- Non-biodegradable cleaning agents
These substances can cause severe damage to the septic tank and disrupt the natural balance of the system. Please use septic-safe and environmentally friendly products whenever possible.
Failure to comply with this rule may result in additional charges for septic system maintenance and repairs. Thank you for helping us keep the park clean and sustainable for everyone.
Trash
- Trash must be disposed in the designated dumpster. No leaving trash next to dumpster. Leaving trash outside your site or accumulating garbage around your RV space is prohibited.
Smoking
- Smoking is allowed only within your designated RV space. Smoking in common areas or streets is prohibited, and cigarette butts must be disposed of properly.
Bicycles
- Bicycles may be ridden on gravel roads only. Riders must comply with state helmet laws while in the park.
Prohibited Activities
- Vehicle washing, oil changes, vehicle repairs, outdoor storage, clotheslines, or tents are not allowed without prior written approval from management.
Visitors
- Visitors are welcome. However, for groups exceeding three visitors, approval from management is required.
Liability Disclaimer
- Tenants are responsible for any damage to the site or amenities during their stay. Management reserves the right to refuse service to anyone and is not liable for accidents, injuries, or property losses incurred by occupants or their guests.
Insurance Requirement
- All tenants are required to carry and maintain current and valid insurance for all vehicles, including RVs, that are parked or operated within the RV park. Proof of insurance must be provided upon request by management. Failure to comply with this condition may result in termination of the rental agreement and removal from the premises.
Firearms
- Open carry of firearms is prohibited within the park.
RV Maintenance
- RVs must be kept in good condition and in working order.
Long-Term/Monthly Stay Requirements
- RVs must generally be 20 years or newer. Exceptions may be granted on a case-by-case basis with photos sent to zoomtownrvpark@gmail.com.
- Fifth-wheel or travel trailer owners must have a tow vehicle capable of relocating the RV.
- Guests must stay a minimum of 30 days to qualify for monthly rates. Early departures will result in charges at the appropriate weekly or daily rate.
- A $35 background check fee may be charged at management's discretion.
- All guests over the age of 18 must complete a monthly application. Guests staying longer than seven days must also comply with this requirement.
Rates, Fees, and Billing Policies
Monthly Rates and Fees
- Monthly rates are based on the calendar month and include:
- 2 adults, 1 child, 1 pet, 1 vehicle, and 1 RV.
- Water, sewer, and garbage services.
- Monthly rent is $550, or $525 with a six-month commitment.
- Electric usage is billed at $0.20/Kwh, with a $15 monthly meter fee.
Deposits and Payments
- A refundable security deposit is required upon approval:
- $200 for travel trailers
- $300 for fifth wheels & motor homes
- Payments are due on the first of the month. Late payments (after the fifth) will incur a $25 daily late fee. Returned checks are subject to a $35 fee.
Additional Fees
- Internet Wi-Fi: $35/month ($25 with a six-month commitment)
- Additional charges:
- $50/month per extra child (max 2)
- $200/month per extra adult (max 1)
- $50/month per extra vehicle (subject to space availability)
Refunds and Cancellations
- No refunds are provided for early departures, regardless of the reason.
- A 30-day written notice (via text or email) is required for long-term or monthly departures.

By accessing and using our website, you agree to:
- Use the website solely for lawful purposes, refraining from actions that could damage the site or disrupt services.
- Not reproduce, duplicate, or redistribute any website content without explicit permission from Zoomtown RV Park.
- Comply with all applicable laws and regulations when interacting with our online resources.

Disclaimer and Consent to Video and Audio Surveillance
By entering and utilizing the facilities of Zoomtown RV Park, you acknowledge and agree to the following terms:
- Surveillance Notice: For the safety and security of all tenants, guests, and the property, Zoomtown RV Park is equipped with video and audio surveillance systems. These systems may monitor and record activities in public and shared spaces of the RV park.
- Consent to Recording: By entering the premises, you give Zoomtown RV Park full permission to capture, store, and use video and audio recordings obtained through these surveillance systems for any lawful purpose, including but not limited to:
- Ensuring the safety and security of the premises.
- Investigating incidents or disputes.
- Complying with legal obligations or responding to lawful requests by authorities.
- Privacy in Designated Areas: Surveillance is not conducted in areas where a reasonable expectation of privacy exists, such as restrooms and private RV interiors.
- Retention and Use: Recordings may be retained for as long as deemed necessary by Zoomtown RV Park and may be shared with law enforcement or other relevant parties if required.
ZoomTown RV Park Liability Waiver & Terms of Stay
We are committed to providing a safe and enjoyable experience for all our guests. By staying at our park, you agree to the following terms and liability waivers. Please read carefully.
1. General Liability Waiver
By entering ZoomTown RV Park, you acknowledge and accept that you are staying at your own risk. The park, its owners, and staff are not responsible for any accidents, injuries, or damages that may occur on the property.
2. Property Damage Waiver
ZoomTown RV Park is not responsible for damage to RVs, vehicles, or personal belongings due to weather, falling trees, vandalism, theft, or any other incidents. Guests are required to carry personal insurance for their RV and belongings.
3. Fire & Natural Disaster Waiver
Our park is located in a rural area where wildfires, storms, and other natural events may occur. ZoomTown RV Park is not liable for any losses related to fires, floods, or extreme weather. Guests are responsible for having emergency plans in place.
4. Injury & Accident Waiver
Guests agree that they are using the park’s facilities at their own risk. ZoomTown RV Park is not responsible for injuries due to slips, falls, or recreational activities, including but not limited to walking trails, uneven terrain, or natural obstacles.
5. Pet Liability Waiver
Pet owners are fully responsible for any injuries or damages caused by their pets. Aggressive behavior will not be tolerated, and pets may be removed from the park at the management’s discretion.
6. Recreational Amenities Waiver
Any recreational areas or equipment provided (e.g., trails, playgrounds, picnic areas) are used at your own risk. ZoomTown RV Park is not liable for accidents or injuries related to these amenities.
7. Hold Harmless Agreement
By staying at ZoomTown RV Park, you waive the right to hold the park, its owners, or staff legally responsible for injuries, property damage, theft, or other incidents.
8. Assumption of Risk Clause
Guests acknowledge that rural RV park living involves inherent risks, including wildlife encounters, uneven ground, and exposure to nature. By staying at ZoomTown RV Park, you accept these risks.
9. Indemnification Clause
Guests agree to cover any legal costs incurred by the park if they initiate a claim but do not win. The park is not responsible for any damages caused by guests to other guests or park property.
10. No Refund Policy for Emergencies
All rent and deposits are non-refundable, including in cases of weather events, power outages, or personal emergencies. Guests agree to plan accordingly.

Zoomtown RV Park reserves the right to update these terms and conditions at any time. By staying at the park or using our website, you agree to adhere to all updated policies.
