Zoomtown RV Park Terms and Conditions


Welcome to Zoomtown RV Park! We're excited to have you as our guest. To ensure a safe, comfortable, and enjoyable experience for everyone, please take a moment to review the following rules, regulations, and policies.


General Rules and Regulations


Check-Out Time


Check-out is at 12:00 PM (Noon). If you wish to extend your stay, please re-register by 11:00 AM. If your current site is reserved by another guest, you must vacate or relocate to an available site.


Quiet Hours


Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of your neighbors and refrain from loud music at any time.


Speed Limit


A strict 5 MPH speed limit applies throughout the park, including the entrance, for the safety of all guests.


Parking


Parking is allowed only in designated areas. Streets must remain clear as they serve as fire lanes. Each site allows for one vehicle; additional vehicles must park in designated guest parking areas.


Pets


  • Pets must be kept on a handheld leash when outside your RV and cannot be left unattended or cause disturbances.
     
  • Pet food dishes must not be left outside as they attract wildlife.
     
  • Aggressive pets are prohibited, including breeds such as Pit Bull Terrier, Staffordshire Terrier, Bull Terrier, American Bulldog, Doberman Pinscher, Rottweiler, and Chow.
     

Pet Areas


  • Pet owners are responsible for cleaning up after their pets immediately. Failure to comply may result in removal from the park.
     
  • Pet owners are liable for any damages caused by their pets.
     

Utilities

  • Sewer and water lines must be completely sealed and leak-free.
     
  • Handle electrical plugs with care and ensure the breaker is off when connecting or disconnecting your RV power cord.
     
  • Report any utility issues to management immediately.
     
  • Prohibited items: Do not flush sanitary products, wipes, paper towels, or Q-tips, including "flushable" items.
     

Prohibition of Harsh Chemicals in Drains


To protect the septic system, we ask that guests avoid disposing of harsh chemicals (e.g., bleach, ammonia, paint thinners, solvents, pesticides, non-biodegradable cleaning agents). Use septic-safe and environmentally friendly products. Failure to comply may result in additional charges for system maintenance.


Trash


Trash must be disposed of in the designated dumpster. Please do not leave trash beside the dumpster or around your RV space.


Smoking


Smoking is allowed only within your designated RV space. Smoking in common areas or streets is prohibited. Cigarette butts must be properly disposed of.


Bicycles


Bicycles may be ridden on gravel roads only. Riders must comply with state helmet laws while in the park.


Prohibited Activities


Vehicle washing, oil changes, repairs, outdoor storage, clotheslines, or tents are not allowed without prior written approval from management.


Visitors


Visitors are welcome, but groups of more than three visitors require management approval.


Liability Disclaimer


Tenants are responsible for any damage to their site or amenities during their stay. Management reserves the right to refuse service to anyone and is not liable for accidents, injuries, or property losses incurred by occupants or their guests.


Insurance Requirement


Tenants must maintain current, valid insurance for all vehicles, including RVs, on park premises. Proof of insurance may be requested by management.


Firearms


Open carry of firearms is prohibited within the park.


RV Maintenance


RVs must be kept in good condition and in working order.


Long-Term/Monthly Stay Requirements


  • RVs must generally be 20 years or newer, with exceptions available upon approval (send photos to zoomtownrvpark@gmail.com).
     
  • Fifth-wheel or travel trailer owners must have a tow vehicle capable of relocating the RV.
     
  • Guests must stay a minimum of 30 days to qualify for monthly rates. Early departures will result in charges at the appropriate weekly or daily rate.
     
  • A $35 background check fee may be charged at management's discretion.
     
  • All guests over 18 must complete a monthly application, and those staying longer than seven days must comply with this requirement.
     

Rates, Fees, and Billing Policies


Monthly Rates and Fees


Rates are based on the calendar month and include:


  • 2 adults, 1 child, 1 pet, 1 vehicle, and 1 RV.
     
  • Water, sewer, and garbage services.
     
  • Monthly rent: $550 - $600, or $25 discount with a six-month commitment.
     
  • Electric usage: $0.20/Kwh, with a $15 monthly meter fee.
     

Deposits and Payments


A security deposit is required upon approval:


  • $200 for travel trailers
     
  • $300 for fifth wheels, motorhomes, & large travel trailers


  • Payments are due on the 1st of the month. Late payments (after the 5th) incur a $25 daily fee. Returned checks incur a $35 fee.
     

Additional Fees


  • Wi-Fi: $35/month ($25 with a six-month commitment)
     
  • $50/month per extra child (max 2)
     
  • $200/month per extra adult (max 1)
     
  • $50/month per extra vehicle (space permitting)
     

Refunds and Cancellations


No refunds are provided for early departures, regardless of the reason.
A 30-day written notice (via text or email) is required for long-term or monthly departures.


Website Use Terms


By using our website, you agree to:


  • Use it solely for lawful purposes.
     
  • Not reproduce or redistribute any content without explicit permission.
     
  • Comply with all applicable laws when interacting with our online resources.
     

Disclaimer and Consent to Video and Audio Surveillance


By entering the park, you acknowledge and consent to the following:


  • Zoomtown RV Park is equipped with video and audio surveillance for safety and security purposes. These systems monitor public and shared spaces.
     
  • Surveillance does not occur in areas where there is a reasonable expectation of privacy, such as restrooms or private RV interiors.
     
  • Video and audio recordings may be used for lawful purposes, including security, investigations, or responding to legal requests.
     
  • Recordings may be shared with law enforcement if necessary.
     

Liability Waivers and Terms of Stay


By staying at Zoomtown RV Park, you agree to the following waivers:


  1. General Liability Waiver
    By entering Zoomtown RV Park, you acknowledge and accept that you are staying at your own risk. The park, its owners, and staff are not responsible for any accidents, injuries, or damages that may occur on the property.
     
  2. Property Damage Waiver
    Zoomtown RV Park is not responsible for damage to RVs, vehicles, or personal belongings due to weather, falling trees, vandalism, theft, or any other incidents. Guests are required to carry personal insurance for their RV and belongings.
     
  3. Fire & Natural Disaster Waiver
    Our park is located in a rural area where wildfires, storms, and other natural events may occur. Zoomtown RV Park is not liable for any losses related to fires, floods, or extreme weather. Guests are responsible for having emergency plans in place.
     
  4. Injury & Accident Waiver
    Guests agree that they are using the park’s facilities at their own risk. Zoomtown RV Park is not responsible for injuries due to slips, falls, or recreational activities, including but not limited to walking trails, uneven terrain, or natural obstacles.
     
  5. Pet Liability Waiver
    Pet owners are fully responsible for any injuries or damages caused by their pets. Aggressive behavior will not be tolerated, and pets may be removed from the park at the management’s discretion.
     
  6. Recreational Amenities Waiver
    Any recreational areas or equipment provided (e.g., trails, playgrounds, picnic areas) are used at your own risk. Zoomtown RV Park is not liable for accidents or injuries related to these amenities.
     
  7. Hold Harmless Agreement
    By staying at Zoomtown RV Park, you waive the right to hold the park, its owners, or staff legally responsible for injuries, property damage, theft, or other incidents.
     
  8. Assumption of Risk Clause
    Guests acknowledge that rural RV park living involves inherent risks, including wildlife encounters, uneven ground, and exposure to nature. By staying at Zoomtown RV Park, you accept these risks.
     
  9. Indemnification Clause
    Guests agree to cover any legal costs incurred by the park if they initiate a claim but do not win. The park is not responsible for any damages caused by guests to other guests or park property.
     
  10. No Refund Policy for Emergencies
    All rent and deposits are non-refundable, including in cases of weather events, power outages, or personal emergencies. Guests agree to plan accordingly.

Zoomtown RV Park reserves the right to update these terms and conditions at any time. By staying at the park or using our website, you agree to adhere to all updated policies.


Additional Legal Clauses


Force Majeure Clause


Zoomtown RV Park shall not be held liable for failure to perform any obligation under this agreement if such failure is caused by circumstances beyond the control of the park, including but not limited to acts of God, government restrictions, pandemics, natural disasters, or any other force majeure event.


Right to Evict


Zoomtown RV Park reserves the right to evict any guest or visitor who violates the park's rules or engages in disruptive behavior, at the sole discretion of management, without refund.


Health and Safety Compliance


Guests are required to comply with all health and safety regulations and any special directives issued by local or state authorities, including but not limited to hygiene protocols, sanitation guidelines, and any quarantine measures.


Alcohol and Drug Use Policy


Guests are permitted to consume alcohol only within their designated RV space. Public intoxication or disruptive behavior due to alcohol consumption or drug use is prohibited. The use or possession of illegal substances is strictly forbidden within the park.


Data Privacy and Protection


Zoomtown RV Park collects and processes personal data in accordance with applicable privacy laws. By providing personal information, guests consent to the use and storage of their data for booking and administrative purposes. Personal data will not be shared with third parties without consent, except where required by law.


Dispute Resolution/Arbitration Clause


Any disputes arising out of or relating to the terms of this agreement shall be resolved through binding arbitration, and not in a court of law, under the rules of Josephine County, Oregon. The decision of the arbitrator shall be final and binding.


Waiver of Class Action Rights


By staying at Zoomtown RV Park, guests agree that any legal disputes will be handled individually and not as part of any class action lawsuit.


Attorney Fees and Legal Costs


If enforcement of this agreement becomes necessary due to Tenant’s default, Tenant agrees to pay all reasonable attorney fees and court costs incurred by the Landlord, whether or not legal proceedings are initiated.


Credit Reporting


Tenant acknowledges and agrees that late payments, non-payment, or breach of this agreement may be reported to credit agencies, collection companies, or other appropriate entities, which may negatively affect the Tenant’s credit rating.
